HOW WE CAN HELP YOU

We will rent your property from you on a long term basis and become YOUR tenant, provide a light refurbishment if needed (provided and funded by us, as part of our service), cover all household bills, and guarantee rent to you each and every month, for anywhere between 3 to 5 years.

We will then rent the rooms out ourselves  on AST's to carefully selected and fully referenced PROFESSIONAL tenants.

You only ever deal with US as we are YOUR tenant.

Your property will be cared for and treated as if it were owned in our own portfolio. We employ the services of a regular cleaner and gardener to maintain our high standard and we will deal with unlimited small repairs & maintenance at our own expense (up to £80 per issue) No high street agent would offer this service. 

No more worrying about unpaid rent and void periods. There are NO tenant finding fees, NO inventory and NO management costs, infact there are no fees to be paid to Wise Lets at all!

WHAT TYPES OF PROPERTY DO YOU CONSIDER?

All types considered, the majority of our properties have a minimum of 3 bedrooms with 2+ reception rooms, parking is not essential and neither is a garden. It doesnt even need to be in tip top condition. It does however need to be licensed if applicable and have C4 use.

WHAT CONTRACTS DO YOU USE?

The Contract between yourself and Wise Lets is a Guaranteed Rent Agreement that has been drawn up specifically by a solicitor specialising in these types of agreements. 

All of our tenants are signed up on Assured Short Hold Tenancies.

DO I NEED TO FURNISH THE HOUSE?

No, we work closely with a company who provide high quality modern furniture  that our professional tenants expect. 

DO YOU PAY A DEPOSIT?

Yes, and each person who takes a room will pay an individual deposit to us that is equal to one month’s rent. We register their deposit with a Tenancy Deposit Scheme, to safeguard against damage to the property.

WHAT CONDITION WILL I GET MY PROPERTY BACK IN?

Lots of landlords are put off by the idea of multiple tenants in their property as they believe the houses will suffer more wear and tear. This just isn’t true when letting to Wise Lets. At the end of the contract the property is normally in a better condition than if rented by a typical letting agent. This is because we are careful about who we let into the property, we have a fortnightly cleaner and also carry out minor maintenance repairs at our cost throughout the duration of our contract.

WHAT IF THERE IS ANY DAMAGE TO THE PROPERTY?

We will cover the cost to get it fixed immediately, then we will charge our customers. You would only be responsible for normal landlord maintenance, such as gas safety check, PAT test on any  electrical appliances that you provide, keeping the hot water system, radiators and water systems working . The contract that is approved by both parties will state our full responsibilities along with yours.swer.

WHAT IF ONE OF YOUR CUSTOMER IS LATE PAYING OR DOESNT PAY?

That is our problem to sort, you will still receive your guaranteed rent.

HOW DO I RECEIVE THE RENT?

A standing order will be set up for an agreed date in the month

YOU MENTION REFURBISHMENT, WHAT DOES THIS MEAN?

We bring in our design team and carry out a light refurbishment at our own cost. This can be just a redecoration throughout and new carpets.  If there are larger maintenance works needed we can help you complete the works at a reduced cost.
All refurbishments will be agreed by you the landlord prior to works commencing.

I HAVE SEVERAL PROPERTIES, DO YOU TAKE ON MULTIPLE HOUSES FROM ONE PERSON?

Yes, we would be more than happy to take on all of your properties, subject to them meeting our criteria.

WILL I HAVE TO DEAL WITH THE TENANTS?

We are now essentially your tenant. You will only need to liaise with us. 
We will deal with any viewings, paperwork, emails and calls.

WHAT INPUT WILL I HAVE WITH THE PROPERTY ONCE I LET THE PROPERTY TO YOU?

Once we take over tenancy at the property, if you didn’t want to you would not have to visit the property again until the end of our tenancy
Of course if you wanted to do quarterly inspections that is absolutley fine.  We will pay you the agreed rent each month via standing order, and we will give you updates on inspections and any maintenance required, including gas safety checks. We take all the hassle out of being a landlord, no tenant issues, no voids, no missing rents, just guaranteed rent and peace of mind.
